Thor Equities (Form8tion)

Thor Equities is planning a 460,000 sq ft data center campus on a 47.6-acre parcel near Urbana in western Ohio. The project, branded the Urbana Technology Hub, would be a single-story building approximately 40 feet tall with closed-loop cooling. Total investment is estimated at $1 billion. Thor's data center unit Form8tion is managing the development. However, Urbana City Council voted unanimously to begin repealing the zoning ordinance permitting data centers on light industrial land, creating uncertainty. GCs, MEP contractors, and cooling system vendors should monitor zoning developments closely.
